Application Info:

Please be prepared to pay your application fee (application fees are NON-REFUNDABLE) as outlined in the property listing. Along with this rental application, you will also need to provide the following:

  1. A valid Georgia Driver’s License/ID or military ID. If your ID is from another state, an employer transfer letter will be required.

  2. Rental history verification for the past 3 years, including contact information for your rental references.

  3. Proof of ALL income sources, such as 30-day pay stubs, 90-day bank statements, SSI awards, child support, alimony, profit and loss statements, etc.

 

Bank statements must:

  • Be in PDF format

  • Show 90 days’ worth of deposits

  • Include all pages

  • Be downloaded directly from the institution’s website (screenshots are NOT accepted).

  • Proof of Renters Insurance must be provided prior to occupancy.

  • Confirmation that you have physically viewed the property you are applying for.

Income and Credit Requirements:

  • Most property owners require that applicants’ combined gross income is at least three (3) times the monthly rent amount.

  • A minimum credit score of 600 is typically required.

  • GoRent Co reserves the right to request additional information as needed.

 

Holding Fee (Not a Security Deposit):

  1. Upon application approval, you will be required to pay a non-refundable “Holding Fee” of $500.00.

  2. This Holding Fee will be applied toward your Security Deposit once you take possession of the property.

  3. If you fail to take possession, sign your lease agreement, or withdraw your application, the Holding Fee will be forfeited in full as liquid damages.

 

Pets:

  • Pets are negotiable and subject to approval based on size, type, aggressiveness, and quantity.

  • Standard pet fees:

    • $350.00 non-refundable fee per pet

    • $40.00 monthly pet rent per pet

  • The property owner reserves the right to negotiate these terms based on the applicant’s pet(s).

  • If your application is denied due to a pet, the application fee is still NON-REFUNDABLE.

 

Multiple Applications:

  • GoRent Co is required to present ALL rental applications to the property owner.

  • If a property receives multiple applications, the owner will select the best applicant and reject all others.

  • Application fees remain NON-REFUNDABLE.

 

Tenant-Occupied Properties:

  • To minimize the impact of multiple showings on tenant-occupied properties, applicants must apply and be approved before scheduling a showing.

  • If you do not like the property after the showing, we will either transfer your application to another property. The application fee is non-refundable.

 

Mandatory Trash Services:

In some cities/counties, trash collection bills must be in the property owner’s name. If applicable, this bill will be added to your monthly statement for payment.

 

Credit, Criminal History & Fraud:

  • A credit and criminal history check will be conducted. Factors that may result in application denial include:

  • Unpaid liens, judgments, collections, or poorly rated accounts.

  • Criminal history involving person-to-person or drug-related felony convictions.

  • Evictions.

  • If you have poor credit or outstanding debts, you may explain your situation in the “Other” section of your application.

  • Fraudulent documents or incomplete information will result in denial or termination of tenancy.

 

Behavior and Demeanor:

  • Rude, offensive, aggressive, combative, or inappropriate behavior during the application process will result in denial.

  • Incomplete, inaccurate, or falsified information will also lead to denial or termination of tenancy.

 

Occupancy Standards:

  • Occupancy is limited to no more than two (2) people per bedroom, unless otherwise specified based on the space and configuration of the rental unit.

  • Names and dates of birth for all occupants must be included in the application.

 

Smoking:

Smoking is prohibited in all units.

 

Exceptions:

  • Exceptions to the standard guidelines may be considered based on exceptional income stability or reliability.

  • In cases where criteria are not met, an increased security deposit or a co-signer may be required. The co-signer’s application will also be subject to the same guidelines.

 

Application Fee:

The application fee is $65.00 per applicant and is NON-REFUNDABLE.
