  • Application Process
    Single Application: One application is valid for all GoRentco properties. Please submit only one application every 60 days. Processing Time: Approval typically takes 24-48 hours, depending on the timely submission of required documents from all parties involved. Multiple Applications: If multiple applications are submitted for the same property, they will be processed simultaneously, but each will maintain its original submission order in our system. Lease Offer: If your application is approved, you must promptly pay the required deposit and complete the leasing package. Failure to do so within the specified time frame may result in the application being denied and the opportunity extended to the next qualified applicant.
  • General Information
    1. Application Fee: The application fee for all properties is $50-$65 per adult applicant. 2. Individual Applications: Each adult applicant must complete an individual application. 3. Required Documents: Submit the following within 24 hours of applying: Government-issued photo ID. Proof of income (recent paystub or three months of bank statements in PDF format). If relocating or changing jobs, include an offer letter. Photo of pet (for pet-friendly homes only). 4. Falsification: Withholding or falsifying information will result in the denial of the application. 5. Illegal Drug Use: Applicants currently using illegal drugs will be denied. If drug use is confirmed after approval, eviction proceedings will commence. 6. Health and Safety Threats: Tenancy will be denied to individuals who pose a direct threat to the health or safety of others or the property. 7. Tenant Screening: All information from the application, credit reports, and supporting documents will be used to determine eligibility. 8. Tenant Screening Reports: GoRentco does not accept reusable tenant screening reports. Upon submission of the application, a credit evaluation will be conducted through the designated consumer reporting agency.
  • Immediate Disqualifications
    Credit score under 620 Active bankruptcy Falsified or withheld information Recent eviction (within 5 years) Housing-related debt or unpaid balances Criminal history involving lifetime sex offender registration Pet policy violations
  • Criminal Conviction Criteria
    GoRentco considers criminal convictions based on their impact on property, tenant safety, and overall well-being of residents. Denial will occur for convictions involving crimes such as: Felonies related to murder, manslaughter, arson, rape, kidnapping, child sex crimes, and manufacturing/distribution of controlled substances. Drug-related felonies or misdemeanors involving financial fraud (identity theft, forgery), sex offenses, or crimes that threaten tenant health, safety, or peaceful enjoyment. Applicants may submit mitigating evidence for review through an individualized assessment
  • Restricted Pet Breeds
    GoRentco is pet-friendly, but some breed restrictions apply. The following pets (including mixes or hybrids) are prohibited: Pit Bull, Rottweiler, Malamute, Doberman, Chow Chow, St. Bernard, Akita, German Shepherd, American Bulldog, Presa Canario, Karelian Bear Dog Exotic animals, reptiles (snakes, iguanas), ferrets, skunks, raccoons, squirrels, rabbits, certain birds, and tarantulas Fish are allowed with property owner approval; tanks larger than 20 gallons may require an additional deposit.
  • Credit and Income Criteria
    Credit Score: A minimum credit score of 575 is required. A score of 575-620 will require a $500 additional security deposit. Income: Monthly household income must be at least 2.5 to 3 times the stated rent (dependent on the property). Income must be verifiable and from a legal source. Bankruptcy: A discharged bankruptcy within the last 5 years will require an additional deposit equal to one month’s rent. Active bankruptcies will result in denial. Self-employed: Self-employed applicants must submit the previous year’s tax returns along with verification from the state corporation commission.
  • Roommate and Co-Signer
    Roommate Clause: If one roommate meets qualifications and another does not (income or credit), the primary roommate may lease the property with the non-qualifying roommate listed as conditional, subject to additional deposits and specific conditions for lease continuation. Co-signer Policy: If applicants do not meet income and/or credit requirements, a co-signer may be added. Co-signers must meet the following criteria: Credit score of 700 or higher Income of 5 times the monthly rent Clear residential history and criminal background check
  • Occupancy Policy
    Occupancy Guidelines: Generally, two persons are allowed per bedroom, plus one additional occupant per household. The term "bedroom" is defined as a room intended primarily for sleeping, containing at least 70 square feet and suitable for fire exit requirements.
  • Rent Payments
    Due Date: Rent is due on the 1st of each month and is considered late after 11:59 PM on the 5th. Late Fees: A late fee of $50 and $10 every additional day will be charged starting the 6th day of the month, as permitted by Georgia law (O.C.G.A. § 44-7-2). Payment Methods: Rent can be paid online through the tenant portal. Cash payments are not accepted. Insufficient Funds: $50 fee for returned ACH or credit card payments due to insufficient funds.
  • Deposits
    Security Deposit: A standard security deposit is required for all GoRentco properties. The amount may vary based on the size and type of the property. Pet Deposits: Pet deposits are $350 non refundable plus $35 per month in addition to rent. Additional Deposits Due to Risk Factors: In certain situations, additional deposits may be required based on specific risk factors but will not exceed the equivalent of one month's rent.
  • Rental History
    Rental History: Applicants must provide 12 months of verifiable rental history. Unpaid balances, multiple late payments, or dishonored checks within the past 12 months will result in denial. Eviction: Applicants must have been eviction-free for the past 5 years. Homeownership: Applicants with mortgages in arrears will be denied.
  • General
